Hartman Acquires One Technology Center in San Antonio, TX for $19.575M

A subsidiary of Hartman Short Term Income Properties XX Inc has acquired One Technology Center, the 196,348 square foot office building in northwest San Antonio, TX, for $19.575 million, exclusive of closing costs.

Located at 7411 John Smith in San Antonio’s Northwest submarket, One Technology Center is a 14-story office building that is 91 percent occupied by 8 tenants, including the GSA-Veterans Administration, the Galen College of Nursing, the Board of Regents of the University of Texas System and Billing Services Group North America. The Class B building, which also has 4 rooftop tenants, is adjacent to the South Texas Medical Center, Veteran’s Hospital and the University of Texas Health Science Center, according to LoopNet.

The Veterans Administration pays just over $1.1 million in annual base rent to occupy 46,041 square feet in the building via a lease that expires in 2019. The Galen College of Nursing pays just under $993,000 to occupy 41,808 square feet in the building. Its lease expires in 2016.

The Board of Regents of the University of Texas System and Billing Services Group North America occupy 34,928 and 27,789 square feet, respectively, in the building.
