ePlus inc., the Herndon, VA-based company that helps organizations optimize IT infrastructure and supply chain processes, has extended its headquarters lease agreement with landlord H/F Techpointe, LLC.
Under the extended lease, ePlus inc. will continue to occupy 55,880 square feet at 13595 Dulles Technology Drive in Herndon for use as its principal headquarters.
The term of the lease has been extended for an additional period of three years commencing on January 1, 2015. After the lease expires on December 31, 2017, ePlus inc. has the right to extend the lease term for an additional two-year term. The tenant must give notice on the lease extension or before March 31, 2017.
According to the lease agreement, LPC Commercial Services, Inc. represented landlord H/F Techpointe, LLC, an entity managed by Charles R. Hooff III.
The annual base rent under the lease extension, which includes an expenses factor, is $22.20 per square foot for the first year, with an annual rent escalation of 3% of the annual base rent for each year thereafter.
13595 Dulles Technology Dr. is a two-story, 56,000-square-foot office building with a technology and demo center, warehouse, and training and conference facilities, according to CoStar. The building was newly developed when ePlus, Inc. signed its first lease there in 2005.
