Interleukin Genetics, Inc. has extended the term of its 12,989 square foot lease on the third floor of 135 Beaver St in Waltham, MA until March 31, 2017. The lease was previously set to expire on March 31, 2014.
The amended lease also reduces the amount of space Interleukin Genetics occupies by approximately 6,011 square feet, space the Company had sublet to a third party since April 2010.
The new lease term commences on April 1, 2014. The tenant will pay $24.25 per square foot, or $314,983.25, for the space in the first year of its lease. The price per square foot increases $0.50 in each year of the three year lease extension. The company will pay $25.25 per square foot, or $327,972.25, for the final year of the lease.
Part of a 1 million square foot office park, 135 Beaver St in Waltham is at the intersection of Waverley Oaks Road (Route 60) and Beaver Street, providing tenants with access to routes 128, 20 and 2, according to LoopNet. Located near Bently College, the building’s neighborhood amenities include the 55,000 square foot Waverley Oaks Athletic Club.
