During the Highwoods Properties conference call with analysts this week, Mike Harris, the Raleigh-based REIT’s Executive Vice President and Chief Operating Officer, said the company believes AT&T will be giving back the 223,000 square feet it leases at the Windward Building in the Atlanta market.
The space will be available on October 1st.
“Our Atlanta team is developing a comprehensive marketing plan and we’ve engaged a prominent local architectural firm to assist us in re-positioning this building for either single or multi-tenant occupancy,” said Harris. “This property is well located in the North Paulson market with easy access to Georgia 400 and attractive walkable amenities.”
Located at 5405 Windward Parkway in Alpharetta, GA, the Windward Building is close to the North Point Mall.
AT&T has “not given us official written notice but they have given verbal,” said Ed Fritsch, Highwoods President and CEO. “We have some planned improvements there too with regard to repositioning the lobby of the building. It also has a very positive parking ratio, which is meaningful out there.
“We have shown the building a few times, just in a preliminary manner,” Fritsch added. “We have made good progress in a short period of time with how we’ll recast the common area of that building.”
